Building condition reports
A Building Condition Report, also called a “structural survey”, is a thorough internal and external inspection of a property to determine its condition. A building inspection is normally conducted prior to a property being purchased, and offers the potential purchaser peace of mind by identifying any defects or compliance issues which could incur substantial expense to remedy.
Our reports are carried out by qualified professionals, experienced in inspecting a wide variety of residential and commercial properties. The final report describes the condition of the property under separate headings, which summarise the overall condition of each building element, and make recommendations to remedy any defects or areas of disrepair. A summary at the end of the report will provide a list of budget costs required to remedy all significant areas of disrepair or regulation breaches.
Certificate of Compliance
Certificates of compliance are required for all new build work and for any alteration, addition or extension work to an existing property to ensure that all works have been carried out in accordance with any planning permission granted and the Building Regulations.
As part of our Building Inspection Reports, we identify where Certificates of Compliance with the Building Regulations / Planning Permission will be required to be produced by the vendor.
Experienced in surveying, setting out and land registry mapping, we offer services to our clients for tape surveying and levelling, and we engage sub-consultants to carry out total station surveying and GPS on advanced software which can produce speedy and accurate results.

Asset recovery and insolvency related reports
We provide a range of detailed property related reports for banks and accountancy firms where insolvency proceedings have arisen.

Resulting from the practice’s specialisation in residential and healthcare, McCabe Architects act as Expert Witnesses in the Circuit Court & High Court on disability matters. This involves visiting claimants in their homes, and assessing their current and future housing needs together with the adaptations needed to make their current or future home fully accessible.
Research into alternative accommodation is also frequently necessary, and we work closely with the claimants, their carers and occupational therapists to ensure that the appropriate environment is provided.
We have completed numerous private home conversions, as well as new-build properties for people with learning and physical difficulties.
Accident scene mapping
Inevitably, many individuals, or organisations with a fleet of vehicles, will, from time to time, have a vehicle involved in an accident that will end up being examined in court.
McCabe Architects provide a specialist service to our clients, whereby our experienced surveyors will record the exact topographical details of the scene of a crash, and formulate maps as part of an expert witness report. This data can be presented in a comprehensible form as part of a legal brief, and our experienced and credible expert witnesses will present the data in court trials.
